I am starting to believe that we are brushing the bottom.
I use the term brushing because we may be just before the bottom, at the bottom or even possibly slightly past the bottom. I see better opportunity for stabilization of prices, not necessarily appreciating prices, somewhere between this coming spring and the end of 2012. And of course the qualifier on this is that energy prices do not sky rocket and there are no more major corporate collapses or other catastrophes that cause the economy to regress significantly.
Here is what is happening that indicates this:
Inventory in many areas is the lowest it has been in years, in some areas as much as 40% to 50% lower; Some major banks are making progress on improving the short sale process, have actually stated they prefer short sales to foreclosures and have hired more staff to handle the volume; also some major banks are working on a plan to place their inventory of foreclosed home on the market as rentals instead of selling them so they can better leverage the timing and the reduction of loss; Buyer activity in 2011 was similar to and in some cases higher than it was in 2010. This should mean the menacing threat of the “shadow inventory” comprised of the banks holdings of foreclosed properties is reduced. Even if the short sale and foreclosure inventory gets reasonably higher there is room for its consumption due to the reduction in non-distressed homes on the market.
